I am a foreigner, do I need a NIE to buy a house in Spain?
Yes, it is mandatory. The NIE (Foreigner Identity Number) is essential to sign the deed before a notary, pay the taxes associated with the purchase, and set up basic utility services. We take care of processing it on your behalf through a power of attorney.
What additional expenses and taxes should I calculate when buying a property?
As a general rule, you should anticipate an additional 10% to 12% on top of the purchase price. This includes the Property Transfer Tax (ITP) for resale properties, or VAT and Stamp Duty (AJD) for new builds, in addition to notary fees, Land Registry fees, and legal advice.
I bought an off-plan property and the developer is delayed, what are my rights?
The law strongly protects buyers of off-plan properties. If the agreed delivery date is breached, you have the right to demand compliance with delay penalties, or to terminate the contract and recover all amounts paid plus legal interest, thanks to the mandatory bank guarantees or insurance from the developer.
